    Project Manager
    • Term: Full-time

    Job responsibilities

    • Manage the full project renovation lifecycle including planning, scope development, design execution and delivery
    • Oversee budgets, scheduling, coordinating and communications with clients and vendors in a proactive manner
    • Maintain full accountability throughout all aspects of a project, working to mitigate issues as they arise
    • Cultivate long-term relationships with project vendors, suppliers, trade contractors, key hotel staff & construction representatives for property owners
    • Find subcontractors & vendors, negotiate contracts, strengthen relationships, and maintain paperwork, collaborating with subs and vendors to complete scope/cost analysis
    • Follow up with Field Managers and Subcontractors daily to report status of completion
    • Purchase materials, manage takeoffs, and identify value engineering strategies to improve bids and lower costs
    • Issue PO’s, organize and collaborate with Field Manager to track FF&E deliveries, report
      shortages and damages to vendors
    • Interpret blueprints with Field Manager and Subcontractors, recommend work processes, and understand product installation instructions, review and approve shop drawings
    • Attend kick off meetings with Field Manager to discuss the job and products
    • Apply for Business Licenses, Permits, Certificates of Occupancy, schedule Inspections
    • Track project budgets and report job costs and profitability and work with accounting to ensure accurate customer billing
    • Submit Credit Card Expense Reports in a timely manner
    • Develop project schedules in SMARTSHEET
    • Utilize PROCORE for Reporting, Budgeting, Purchase Orders, Commitments, Invoicing, RFIs, Submittals, Punch Lists, and other project related processes

    Required qualification

    • Bachelor’s Degree preferred in Construction-related field, or equivalent experience
    • 2+ years’ of Hospitality experience, or 5+ years of construction experience preferred
    • Experience with PROCORE and SMARTSHEET is a plus
    • Knowledge of architectural design and planning principles and procedures
    • Technical knowledge of building components and their function
    • Skill in organizing resources and establishing priorities
    • Ability to speak effectively before groups of customers and employees of the organization
    • Ability to build positive relationships
    • Must be a team player and maintain a quality team environment
    • Ability to negotiate and manage contractual arrangements, assess contract compliance and
      product/service quality
    • Advanced understanding of risk management policies and procedures

    Field Manager
    • Term: Full-time

    Job responsibilities

    • Supervision and scheduling of subcontractors
    • Daily communication with Project Manager to organize and report status
    • Meet with Project Manager and Estimator to discuss project and scope
    • Prepare subcontractor Scope of Work and contracts with Project Manager
    • Review plans and specifications to determine material and labor needs
    • Organize and direct subcontractor manpower based on project requirements and deadlines
    • Work with Project Manager to prepare Change Orders for additional work as it is needed
    • Understand project budget, costs, and schedules
    • Organize, track, receive, and count deliveries to project. Report damages and shortages to Project Manager
    • Provide technical assistance to subcontractors by interpreting plans, recommending work processes, and following product installation instructions
    • Work with inspectors and Fire Marshalls to pass inspections and receive Certificate of Occupancy
    • Procure building materials locally as needed to ensure the project can proceed regardless of delivery issues
    • Stay at the jobsite for the duration of the project. Occasional visits home can be coordinated depending on the project’s status
    • Oversee ABAT’s/Owner’s  jobsite Code of Conduct and Safety Program
    • Take photographs of project progress and submit to daily logs on ProCore
    • Submit credit card expense reports in a timely matter
    • Anything required to contribute to the success of the project and the ABAT team

    Required qualification

    • College degree preferred
    • 5+ years of supervisory experience in construction
    • 10+ years of industry experience
    • OSHA 30 certification a plus
    • Construction knowledge and blueprint/specification reading required
    • Excellent oral and written communication skills
    • Some MS Excel & Word familiarity is necessary
    • Experience with Procore software/app highly valued
    • Strong knowledge and experience of construction means and methods
    • Hospitality renovation experience (Hotel, Timeshare, Restaurants) a plus
    Project Coordinator
    • Term: Full-time
    • Start date: ASAP
    • Location: Rosemont, IL
    • Travel: Rare

    Job responsibilities

    • Obtain pricing, estimates, and schedules from vendors and subcontractors
    • Communicating with Clients and Vendors in a clear and proactive manner
    • Assist Project Managers on large projects and independently manage some smaller projects
    • Prepare documentation for all phases of the project
    • Working with other ABAT team members who have issues to solve in the field or in the office
    • Working efficiently and mostly autonomously. Asking questions when needed.
    • Finding subcontractors and vendors. Negotiating pricing and contracts. Strengthening relationships
    • Tracking delivery due dates and delays. Communicating with the project team to deal with logistics and delays
    • Daily communication with the project team to collect and report the status of each project
    • Assist project team with applications for Licenses, Permits, Certificates of Occupancy. Scheduling inspections
    • Submit credit card expense reports in a timely manner
    • Update project schedule with Smartsheet
    • Utilize Procore software for Commitments, RFI’s, Submittals, Punch Lists, Daily Reports and other Project Management tasks
    • Develop and cultivate long lasting relationships with clients, consultants, vendors, subcontractors, and hotel staff
    • Anything else required to ensure the success of the project and the ABAT team

    Required qualification

    • Bachelor’s degree in business administration or relevant field
    • Project Management certification is a plus
    • Prioritize tasks in fast-paced and challenging work environment
    • Construction-related experience highly valued
    • Experience with PROCORE software/app
    • Proficiency with MS Office (Excel, Word, and Teams), Gmail, and Google drive
    • Basic knowledge of architectural design and planning principles and procedures

    Project Estimator
    • Term: Full-time
    • Start date: ASAP
    • Location: Rosemont, IL
    • Travel: Frequent

    Job responsibilities

    • Utilize PLANSWIFT takeoff software and internal formula-rich Excel Bid Spreadsheet
    • Perform and confirm multiple measurements and quantity take-offs for project specific needs
    • Produce construction/renovation spreadsheets for multiple divisions to create accurate estimates used for submission to ABAT’s clients
    • Confirm site specific information such as existing conditions, measurements, photo documentation, logistical planning, and other project specific details
    • Work closely with vendors and suppliers to source products and materials
    • Communicate effectively with vendors and subcontractors to accurately assess project scope and/or supply capabilities within the parameters of the pricing submitted and actual project requirements
    • Review, analyze, and qualify incoming vendor and subcontractor bid submissions for monetary and scope accuracy
    • Create bid leveling spreadsheets for all vendors and subcontractors to ease in bid analysis and selection
    • Coordinate pre-bid site meetings with vendors, subcontractors, architects, engineers, and other appropriate project related professionals to obtain and provide accurate project details related to both pricing and scope specifics
    • Work with internal team members such as project managers, coordinators, and superintendents to assist in information gathering for accurate bid submission
    • Manage multiple priorities simultaneously and meet tight bid deadlines
    • Work independently and on a team with minimum supervision on assigned task
    • Make travel arrangements and travel to and from project estimates
    • Create Project Schedules in Smartsheet for bidding purposes
    • Utilize PROCORE to issue Bid Documents to Subcontractors and to main Subcontractors bids
    • Utilize Procore RFI tool and Transmittals tools to communicate bid updates and to request information from Clients
    • Set up project budgets in Procore for awarded jobs
    • Develop long and lasting relationships with clients/customers/consultants/vendors
    • Other duties required for the success of the team

    Required qualification

    • Minimum 2 years’ experience in commercial estimating
    • This position requires a full knowledge of CSI divisional cost codes, best building practices, and construction methodology
    • Ability to read blueprints, structural drawings, specifications
    • Knowledge in MEP divisions specifically as well as ground-up concrete construction
    • Experience with PLANSWIFT, PROCORE & SMARTSHEET is a plus; proficiency with Office 365
    • Microsoft Excel and Office 365 proficiency
    • Experience leveraging technology and effectively communicating to stay uniformly connected to all project members
    • Self-motivated; strong work ethic and drive for success
    • Effective presentation, interpersonal, organizational, and communication skills
    • Ability to travel on short notice and self-manage travel arrangements
